Architectural Control Committee

When is Architectural Control Committee approval needed?
 
The Willowbrook Covenants require that you obtain Architectural Control Committee (ACC) approval prior to altering the appearance of the exterior of any structure on your lot or constructing a new structure.  This includes, but is not limited to:
 
Exterior paint
Roofing
Extensions
Sheds, arbors
Fences & walls
New homes
 
The purpose of this requirement is to maintain harmony with the rest of the neighborhood, thereby protecting property values and the quality of environment for which people moved into the neighborhood.
 
Landscaping changes do not require ACC approval, provided the change does not include structures.
 
If you are not sure if your change requires ACC approval, contact the ACC.
 
Obtaining ACC approval is not only a Covenant requirement, it also protects you and your structure.  If you paint or build a structure in Willowbrook without ACC approval, the following sequence of events could occur:
The ACC becomes aware of the change, perhaps through a complaint by a neighbor.
The ACC determines the change violates the Covenants.
You become legally liable to correct the violation per instructions from the ACC.  This could include undoing the violation at your expense.

Note that while the ACC will not knowingly approve a change that violates building codes, it is your responsibility to ensure your change adheres to applicable codes before submitting the request.
 
How to Request Architectural Control Committee Approval
You will want to submit enough information in your request so that the Willowbrook Architectural Control Committee (ACC) can determine if your request will be in harmony with the surrounding structures per the Covenants.  The ACC has ten days to respond to you after receiving a complete request, otherwise your request is automatically approved. Normally we respond within a few days.

For painting, submit:
The manufacturer and paint numbers of the paints, and where they will be used.  For example:
Main house body – 
Trim – 
Garage door – 
Front door – 
Note: if the new paint colors will match the existing colors, then just state that – no need to provide more detail.
 
For roofing, submit:
Shingle manufacturer and type (name).
Note: if the new roofing will match the existing roofing, then just state that – no need to provide more detail.
 
For new structures, such as sheds, extensions, and homes, submit:
Site plan showing location on lot
Floor plan(s) that show dimensions and state the total square footage of living space (if any) by floor.
Exterior elevations
Painting request per instructions in painting section
Roofing request per instructions in roofing section Note: Plans and elevations can be hand-drawn sketches provided they include key dimensions. Paint and roofing requests can be submitted separately.
 
For fences:
Description of location on lot (sketch recommended)
Description of height and materials
Painting/staining request per instructions in painting section
